I came across your photos of Bellingham this morning. I am a senior at Western Washington University working on a degree in Human Services. I was wondering if I could have your permission to use one or more of your photos in a photo essay assignment. My idea is to explore all types of public art and how they contribute to a sense of place.

I love Bellingham and have owned a small business here for ten years - I was thrilled to discover that someone had already started doing something I'd always wanted to do - document all the fantastic murals we have.

I will, of course, credit your work if you allow me to use the photo.

Many thanks!

Met Zsolt at Lanikai, Oahu for my daughter to test drive a few SS. I knew Zsolt was a strong local SS competitor but had no idea of his international accomplishments. He was very humble, generous & informative. Rebekah's goal is to do the Maui to Molokai SS race this Spring.

Downer, you ask if a house is a commodity? Let me approach that in my next blog post, and I'll include some thoughts on whether prices should equal 3X annual average salary. Say, on another topic, is your lovely and talented partner in crime committed to a team already for 2012 Ski to Sea? If not, have her e-mail me, would ya? Cheers, and a hearty Merry Christmas to you too my friend.

Downtown! What up?! You think i was rough on Steve? I disagree. I think he'd want to be included in any conversation about world class widgets. And i won't be surprised to see him remain part of the scene for years to come. Rumor is he left Apple with, what, 4 years of product launches all ready to go?
Ahh... gotta run for a bit, but I'll hit your other comment today, promise! XO

Dude .... a Steve Jobs grave reference so soon .... thats rough.

So your saying a house is a commodity, which seems to fall in the downer camp, and is probably not NAR approved. Do you believe that the natural price for a joe blow house in a community should be around 3 times the average household yearly income? Joe Blow being a 2 bed, 1100 sq ft house in the lettered district.

Hope you and yours have a happy Holidays Brandon ...

That's why I love you, Downer! Always willing to share your strategies, and always ready with a compliment. By the way, my "return" to full time real estate turned out to be a great move: I'm having the best December/January (in terms of sales volume) of my entire career. Just in time for our departure to Baja for 6 weeks. :-) You guys wanna come?

Hey Tim, Good to hear from you! Buy anything sweet lately? Yeah, the auto-emails are the only way to go, and none of the search engines I mentioned have the detailed parameters that the NWMLS has itself. Who's your Realtor?

I like Zillow and Redfin...neither are perfect, but get the job done. What works best for me is to provide the agent with the parameters of what I'm looking for and then they set up an automated email that comes to me when properities hit the market that match my criteria.

Hi Brandon,
It appears there will always be 'professionals' who are charged with justifying their roles. Lenders holding distressed properties are not, I repeat, not losing money. You've seen the profit numbers? Given that the source of many distressed homes are bank acquisitions - when FDIC and other MI insurance kicks in - one quickly realizes it's a number game to the investors behind those loans. Servicers like Chase are taking orders from higher up or overseas. It's no wonder they show little empathy or reality

Holly said that some competitors come back stronger after taking a break for pregnancy.

Brandon compared the pain of birth to the pain of training, making training seem easier to experience.

Interesting and useful phenomenons.

That's an interesting thought, Roger, that we may have too many teams. I unfortunately don't have a single second's worth of experience with any of the other legs of the race, but if they're as potentially tenuous as the kayak leg, then I would tend to agree with you. This is a conversation worth having, because I know organizers dream of it possibly growing even more. Cutting it back to 400 and capping it there would also have a TREMENDOUS affect on how quickly the spots sold out. I can see it getting to the point in the not-too-distant future when, within 24-48 hours, the spots are gone. We've seen it with plenty of other races in the past.

Makes me proud, Roger, to hear how endeared Zsolt became to Bellingham during his short visit. Our first visit here was only 1 day, and it was enough to make Heather and I change the course of our lives to live here. Best decision ever.

Reivers, I've thought of some of the lives the Bay has taken, too, and it's truly amazing that nothing more serious happened on race day. You can only have so many safety boats on the water, and we'd have passed the tipping point if more boats had launched, no question.

I absolutely love the sport of kayaking. Everything about it, including the wonderful people that seem to be drawn to it. I was the last person to see two fine young men alive before they got in their boats and left Larrabee. They were new, but others get in trouble who are experienced. A highly regarded young woman also passed away at Larrabee. She had guided others on kayak trips all over the world. Old sailors will tell you, "the sea eats everything".

Zsolt expressed his appreciation for competing in the Ski to Sea, and our region in general. One of his many discerning and happy observations was, "In Bellingham, they don't change their plans for the outdoors if the weather changes".

Wow, Larry Bussinger has 21 years experience officiating the kayak leg of the Ski to Sea, when there were sailboats. It was good to know what Larry and Mac Carter thought about as they were making this difficult decision.

Brandon was good to play the "devil's advocate" at times, like asking what the problem was with capsizing.

I think our Sea to Sea's basic problem is: too many teams. 500 is too many kayakers to provide safety for; 400 teams seems more appropriate.

This was an intellgent, interesting and informative interveiw about a subject that is very close to me, surfski technique.

Liked Zsolt's words about the zen of surfski paddling, and using the energy of the sea, even a little bit up wind.

Hi Meredith, Thanks for the comment. What a cool mission. I've forwarded it to the MAN who puts together numerous top notch teams -- including the champions -- year after year. We'll do what we can to help, and I'll stop by to see you at your table at Marine Park this year. I'm also looking for Ski to Sea stories to do podcast interviews on after this year's race. Let's schedule an interview and help share your story, shall we? Talk to you soon!

Tim, I could see you on the Top Gun podium one of these years!!! Thanks for checking in, bro. Let's talk about that house-flip podcast interview. I totally want to do it, I just need to launch the overall parent-podcast that it will fall under. I'm thinking about "How Bellingham Does It!" as an umbrella, and interviewing people like you about how you pulled off various stunts. Thoughts?

Alex, that's an EXTREMELY disheartening story. The tragic thing is that it's not at all unusual. I had a wanna-be seller of a local condo unit call me about a month ago. They wanted out of the unit in the very new building they'd bought a couple years earlier. I did some research, and noted that there hadn't been a SINGLE sale in the past 2 years. I called the association, and learned that there were two pending lawsuits against the builder. NO BANK was lending on the entire development, so no one could sell. Another condo cautionary tale!!!

A friend bought a condo in West Seattle and within two years of owning it was told that the building (54 units) needed $550,000 worth of siding replacement and consequential structural repairs. Not an uncommon situation for some condo buildings in the northwest built without regard for the weather we see.

Roger, great catch about Sarah's race philosophy. I learned how right she is this past winter with the erg training. Attitude has very little to do with it on race day, and my coach Carlos Dinares made it a point to ENSURE I knew with total clarity that it was ALLLL about what we did leading up to race day. "You do the work," he said, "then on race day, the score you get is the score you deserve." I love that!

Great story. Thanks for taking time to feature an amazing woman. A grandmother! Who knew? And should you still be in touch with her, send her my regards. Tell her to come on down and row in our fabulous east bay CA waters, I'll bring out my inflatable kayak, and we can have a row for old times sake.
Cheers. Amy

Thanks for the thoughts and comments, Ron. It's completely mysterious to me what EXACTLY is happening in the banking world out there. I heard yesterday in our weekly meeting that a bunch of Chase's short sale facilitators are actually "contractors" working out of their bedrooms. My question to that is, what role is leadership playing in making sure those contractors know what the heck they're doing, and following best practices? Answer: none. It's frightening, and it's going to continue for several more years. Take care, Ron.

We bought our home in a short sale. It was a mess. we didn't have a clue what we were getting into. Completely forgot about caveat emptor. Our real estate agent was as clueless as we were. The sale did go through but we were out on a limb for a month after the initial planned closing date.

Brandon - great post that makes a whole lot of cents. There seems to be a sort of fuzzy logic in the banking/finance world. When you look at the all the money that lenders lose by foreclosure it seems like it would make sense to lower the principal and allow the owners to make payments that are sustainable. We got in on a loan modification just before it became almost impossible. I have friends that are stuck in limbo in this regards. In the same you are frustrated to see what is happening in real estate I see similar trends in money management. So sad and so unnecessary!

There's a 99% chance there's airspace up there, Jones. The problem is, you probably don't have access to it. Get up in your eaves with a strong flashlight and look through the birdblock vents, and see if you can get a look at the sheathing. If it's clean, you're probably good! (For the record, attics with less than 30" of space aren't required to have access.

Brandon - I am unfamiliar with the USDA Rural Development loan. With no down payment what is the interest for the lender in this case? Sounds almost too good to be true! The house and property are obviously collateral but it seems amazing that the lender will assume the risk. You did say that the new owners have a great credit score and payment record.

I understand that the remodeling will be financed by the the selling bank which is very cool! Where did you pull the numbers from for the increase in market value due to the remodeling? From what you say it sounds like they are getting a monthly payment out of this under the 1K bar. That should help with their budget! We did a loan modification to bring our monthly number down.

It really is an interesting scenario.

Hi Ron,
Sorry for the confusion. These buyers are getting into this house with 0% down through a USDA Rural Development loan -- the polar opposite of paying all cash for a property. They're not tying up ANY cash (in fact they don't have any to tie up.) What they do have is good credit through paying rent for the past few years, credit cards that they're paying off in full before moving in, and other means that good credit is built with. AND... they're moving out of a $1000/month rental that doesn't hold a candle to this house in size or quality. It's a move-up, for sure. But will they have 0% equity moving in? Not by my definition, because they're buying well. When this house has had the paint and carpet remodel that it's getting in the next few weeks, it's market value will go up by about 15% -- maybe as high as 20% -- giving them a true equity position despite the lack of down payment. As a Realtor, this one is a joy to be a part of. And the buyers are STOKED!!!

With the ongoing costs of ownership i.e. taxes, insurance and maintenance if they are not making money on this and the property does accrue value in this market is this 3 BR home of 1300+ square feet in a subdivision off the Guide Meridian a good place to store equity? They have tied up a pile of cash in a potentially non-performing asset. Did I understand you correctly that they paid cash for the property and it is free and clear?

This is just wrong in so many ways. I say we do away with two things, and watch the entire global economy settle into a much better place:
1) Planned obsolescence, and...
2) Non-compete agreements.
Build things to last, dammit, and protect your place in the market by constantly improving, not because you've got a paper contract that allows you to sue people who can (and should) do things better.

Agreed. The general manager at AppDep, Thoren, is a good friend and client of mine. He's as stand-up as they get. And I'm such a chizzler when it comes to paying full pop for something, I'll pretty much ALWAYS take the economic route if there's a reputation for quality, or if I can assess it myself. Thus, Yes, I shop for clothes at GoodWill on occassion. :-)

I can not say enough good about Appliance Depot. They have an awesome training program for our community (They are non profit) You get rid of your old appliances and take a tax credit rather than paying at the dump they will take ANYTHING working or not its great. I have also bought a few appliances from them including commercial coin op machines for great deals.

We manufacture an item for one of the commercial appliance manufacturers. In one of our conversations they explained to us that in the non commercial models factory motor will last about two years, BUT the replacement motor should last much longer. In order to be competitive with consumers apparently this is an area they can significantly reduced costs. They told us this right after I bought a new dishwasher, I have about a year left.

I love this one. It reminds me of the huge mural at the corner of Bay/Holly, where the juxtaposition of the new "Rocket" (for the local donut store) and the view of what Holly street looked like in the past is classic Bellingham.

Downer, thanks for following along, and for your admission that you thought we'd make money even from early on. :-) I definitely did not keep tabs on my hours, but I took a stab at it in one of the posts where I guess I worked 150 hours on the project. At $50/hour that'd equate to $7500 "donated" to the job. Tyler likes to point out that, although carpenters may cost $50/hour, accountants like him (or, as he sees himself, anyway) charge closer to $100/hour. So between the two of us we "donated" probably $12K to $14K of pure sweat equity. It wasn't optional, though, for the style we were doing this flip in. We would've had to have a real general contractor involved, which I'd do next time while I'm out making sales and helping my clients buy houses instead. Live and learn, downer, live and learn.

Thanks for walking us through this experience. Enlightening and entertaining. I followed it all the way through and the one metric I missed was the hours put in, but it's not really that important .... figured you'ld make money in the end, and I would have taken the "safe" deal you guy's took, which turned it into a remodel, but ensured success.

How many hours did Tyler put in as the CPA? What do they make an hour do you think? Hard telling because they usually bill by the tax form. Suppose he put in 50 hours at $100 per hour, then you guys saved another $5,000! I sure hope you made some money after all of this.

Funny, that's not how it looked to me. I heard the lady at the counter offer the guy the $5 door for $7 and the beat-up $14 door also for $7. When the purchaser asked why he was expected to pay more for the $5 door, the clerk responded "When we match prices, why do people always ask to match the lower one?" Hmmm, I wonder? The buyer just said that it seemed reasonable to pay the same price for both doors, even though they were not equal in quality. The clerk thought for a moment and agreed. There was never any firm or threatening dialogue like if you don't do this I'm not buying them. It looked more like a guy having a decent time haggling with someone who either didn't like to or didn't know how to lighten up and haggle back!

Congrats to Andy and Marlys. I bought a kite from their "old" shop last 4th of July. I've gotten a lot of use out of it and have gotten my neighborhood kids hooked on kiting too.

I hope to come up and see the new shop soon and buy more kiting gear. Maybe get out for a SUP / paddle too.

To represent the flip side, as the captain of a team that didn't finish in the top two-thirds of the race, I loved that my whole family was able to come up this year and compete even though they don't train all year (and possibly not at all) for the event.

Everyone had a great time and was able to see the best this area has to offer in terms of natural beauty, recreational possibilities and of course the fabulous people that Whatcom County has for volunteers and competitors.

Congratulations to both you and Heather.

In my experience, Ed, most work orders are NOT as bad as they're made out to be. I have the benefit, though, of coming from a background as a builder and home inspector. I understand that non-builders are usually quite mystified by the thought of doing structural or electrical repairs, and there are certainly a lot of contractors out there who exploit that consumer ignorance. If you, as the agent, can speak the language and negotiate with the trades for down to earth pricing, most anything can be handled and everybody walks away happy.
