The $8000 Tax Credit Clock is Ticking

5If you’re a first time home buyer — meaning you haven’t owned a home in the past 3 years (or longer, or ever)– and you’re counting on taking advantage of the $8000 tax credit, you better get your game on — and SOON!

The official deadline for the Tax Credit is November 30th, 2009. That means you have to be closed and recorded by that date… not merely “under contract” on a home.

The urgent factor is that, with today’s lending realities of underwriting approval taking 45 to 60 days more and more, you need to GET A HOUSE UNDER CONTRACT IN THE MONTH OF SEPTEMBER!!!

It’s anyone’s guess if the tax credit will be extended. There are some proposed bills in Washington D.C. to extend and expand the credit… but nothing’s for sure. The only safe bet is to assume the current tax credit will expire and that’s it — just like the “Cash for Clunker’s” program. Poof! Gone.
