How to Sell Your Bellingham Home in 30 Minutes
The stage is set: You’re fully up to speed on the Bellingham real estate market, and you’ve spent the last month painting, fixing that cat-scratched trim, cleaning the carpets and putting 2/3 of your personal belongings into storage.
You’ve painstakingly followed every bit of advice your Realtor has given you to be ready for the market, including pricing the house competitively and making it easy to show. You’re ready, and on Monday morning the listing goes ”Live” on the NWMLS and all over the internet!
You raise your morning espresso skyward and let out the battle cry, “Show me the Moneyyy!!!!”
Sure enough, on day 1 your Realtor calls to say there are showings scheduled at noon and again at 1 o’clock. You scan the house again: Spotless! You race around, clicking on every light, opening every shade, and setting the stereo volume just right with a relaxing accoustic guitar CD serenading the space.
And at noon, right on the dot, there’s a knock at the door… and you go to answer it!
Wait, STOP! I says, “Pardon!” You did what? You, the seller, answered the door? That means that you… you must be…. AT the house!?! You’ve got to be kidding me!
If this is describing you, the at-home seller who somehow missed the part where your Realtor explained that you never, NEVER want to be home during a buyer-showing, then you need to change your ways, and fast if you want to get a sale.
Here it is: the 30-minute Ninja technique you’ll need to get a sale:
Whenever you have a showing scheduled, do everything listed above to make sure the house is ready for showing, then disappear… for at least 30 minutes!
Take a walk, a drive, a bike-ride. Go climb a tree or visit a neighbor or go find a church and pray for forgiveness for the times you didn’t disappear during a showing.
A buyer wants to experience the house (notice I didn’t say “your home”) on thier own pace, envisioning themselves living in it, imagining the placement of furniture or remodel potential or the accoustics or whatever. They want to have an un-censored Q&A session with their Realtor. And the key is it’s about THEM, the buyer, exclusively.
When the seller’s there, it’s about the seller. Period. Not the house, not the buyer, and not a sale the vast, VAST majority of the time.
Sell your house in 30 minutes by disappearing for 30 minutes!
Or disappear for an hour if the buyer takes that long to experience it. Stay gone until you’re 110% sure the coast is clear.
